Typical Approaches to Waterproofing:
To excavate the entire perimeter of the basement, heavy equipment is utilized. Installation of new drain lines occurs, and at times, foundation walls receive a waterproof coating. This approach to waterproofing, while effective, comes with a high cost and the potential for damage to lawns and garden spaces. Additionally, over time, silt and roots tend to clog exterior drains.
Installed just inside the foundation walls, under the basement floor, this drainage system—often referred to as a French Drain—channels water into a sump pit. From there, an automatic sump pump expels the water outside. This hidden system is designed for reliability, easy maintenance, and is not susceptible to clogging.
Along the base of basement walls, a hollow plastic baseboard is fitted to create a drainage channel that leads water to a sump pump system. When the basement slab is deemed too thin for a French Drain, a baseboard-type drainage system may be suggested as an alternative.
Implementing this waterproofing method entails 'painting' basement walls and floors using a cement-based coating designed to create a moisture-resistant barrier. Despite proper application, this thin membrane typically succumbs to extended hydrostatic pressure exerted from the exterior of the foundation.
